Special Info for April, Fair Housing Month!

Facts | All versions of affordable housing carry a significant commitment to the Fair Housing Act. For instance, violating Fair Housing results in the loss of tax credits under the LIHTC general public use provisions. Some programs have additional civil rights obligations like 504 and Affirmative Fair Housing Marketing Plan (AFHMP) requirements. Of course, not only affordable housing is covered under Fair Housing; most other housing is as well, and penalties for violations are steep. 

Implication | An owner must know the Fair Housing rules and HUD's guidance and recent court cases interpreting the Act.  

Resource | HUD's division of Fair Housing and Equal Opportunity (FHEO) provides much helpful information at their its website HERE. Be sure to check out the "Resources" tab.

Bonus: Violence Against Women Act (VAWA 2022) rights are also enforced by FHEO. More information on that is also available at the site along with HUD's reminder that it will enforce VAWA the same as other civil rights violations and in the same manner as Fair Housing violations, with the same financial penalties.
