Reminder | 2026 HOME Rents Effective June 1, 2026

This is a reminder that the 2026 HOME and NHTF rent limits take effect on June 1, 2026.
We have observed that HOME and NHTF rents decreased in many areas this year, in many cases because of Fair Market Rent (FMR) adjustments. Unlike the LIHTC program, HOME and NHTF limits do not hold harmless. This means that decreases in limits may require a reduction of the rent that a family in a HOME or NHTF unit pays starting June 1, even if it is mid-lease for the family. It is important for HOME and NHTF owners/agents to check to ensure that the HOME limits did decrease for the area(s) where they operate and, if they did, that the limits did not reduce below current approved HOME or NHTF rents being charged.
