Quick Tips | HOME Income Eligibility Calculations (also NHTF and Others)

home htf quick tips Mar 15, 2023

Facts | Block grant housing programs monitored by HUD CPD, like HOME and the National Housing Trust Fund, have specific rules relating to how household income is counted. Many of the programs also have more than one definition of income that may apply.

Implication | An owner must know the rules and calculation methodologies applicable to the block grant programs used to fund their properties, but also which definition of income may be enforced by the local monitor.

Resource | HUD CPD has an online calculator to apply the rules accurately, including the definition of income applied by the Participating Jurisdiction, Grantee, or other local program monitor. It will also produce a Tenant Income Certification (TIC) form acceptable to HUD CPD.

Even if an owner/agent uses software to accomplish these functions, the educational material and income limit links on the Calculator page are very useful. The HUD CPD income eligibility calculator is HERE.

Bonus: The calculator doesn't just work for HOME and NHTF. Click on the below screenshot for the complete list of programs covered.
