Article | Acq - Rehab or Resynd?

When housing professionals are asked questions about acquisition-rehab compliance rules, it often turns out that the acq-rehab is also a resyndication: a second (or third) allocation of credits. On top of that, some projects that are a subsequent allocation of credits do not qualify to be treated as a resyndication. As the rules for a regular acq-rehab differ significantly when the project is also resyndication, it is important to establish which type of project is involved. This post does not go into all of the details of acq-rehab vs. resyndication, but the flowchart above forms a starting point to determine the type of project. Then all the fine-line compliance rules for an acq-rehab or a resyndication can be explored.
